Anthem climbs the hillside in south Henderson, begun in 1998 by Del Webb and Pulte and built out over the decades since across about 4,775 acres and more than 14,000 homes. The elevation is the point: the higher you go, the more of the valley and the Strip you see, and price follows the view almost as closely as it follows square footage.
The name covers at least four distinct products. Sun City Anthem is age-restricted 55-plus, around 7,219 homes on roughly 2,250 acres, and is the second-largest Del Webb community in the valley. Anthem Country Club is guard-gated and all ages. Anthem Highlands and Coventry are the family neighborhoods at more accessible prices, and Solera is a second, smaller 55-plus community. Telling someone you are "looking in Anthem" narrows almost nothing.
Two things to check here specifically. First, age restriction: in Sun City Anthem and Solera it is a recorded covenant, and it governs who may live in the home. Second, look for an LID line on the county tax bill. Hillside infrastructure was bond-financed and the assessment is per parcel, so it has to be read off the actual bill for the actual address.
Three Anthems, and they are not interchangeable
Anthem sits on the southern hillsides of Henderson, and the single name covers communities with quite different rules. Getting this right first is most of the work of buying here, because the differences are legal.
- Sun City Anthem
- Age-restricted, 55 and over, with its own clubhouses and a large activity programme. The restriction is a covenant.
- Anthem Country Club
- Guard-gated, built around a private golf course, with club arrangements that sit alongside the association.
- Anthem Highlands
- Not age-restricted and not gated in the same way. Ordinary family housing on the hillside with its own association and parks.
The hillside, and what it does to a house
Anthem is built up a slope, which is where its views come from and also where its maintenance comes from. Lots are frequently terraced, and retaining walls are a structural element.
Look at the retaining structures, the drainage paths and where water goes in a summer storm. A hillside lot that handles water well is worth more than a flatter one that does not, and the difference is not visible on a dry day.
Henderson money matters that apply here
Anthem is in the City of Henderson, so permits, code and licensing go to the city. Special improvement districts are used widely across Henderson's newer hillside development, and an outstanding balance attaches to the parcel and transfers with it.
Ask for the SID or LID position early. It is an ordinary feature of this part of the valley and it is entirely manageable, but it is a real annual cost and it does not appear in the association figure.
Buying in Anthem: what to check
- Establish which Anthem. Age-restricted, guard-gated with a club, or neither. The three are different purchases.
- In Sun City Anthem, read the age covenant properly if anyone in the household is under 55.
- In the Country Club, find out what membership obliges you to and what transfers on sale.
- Ask for the SID or LID balance. It attaches to the parcel, transfers with it, and is separate from association dues.
- Have the retaining walls and the drainage looked at by someone who knows hillside lots.
- Drive the commute down the hill at the hour you would be doing it.
- Confirm the association figure covers what you think it does, and what the clubhouse access is worth to you.
Selling in Anthem: what moves the number
- Say which Anthem in the first line. A buyer searching for age-restricted and a buyer avoiding it are both lost by a listing that just says Anthem.
- State the SID position plainly. An unexplained balance found late is the thing that costs a deal here.
- Photograph the view and say what direction it faces and what time of day that photograph was taken.
- Document the retaining walls and any drainage work. On a hillside that is a selling point.
- If the clubhouses and the activity programme are part of the value, say what they include.
