Start with a short message
Where, how many bedrooms and about how much. La Shelle takes it from there.
How buying works
-
The real monthly number
Mortgage, taxes, insurance and the HOA together, before you fall for anything, plus the SID or LID assessment if the subdivision carries one, which plenty of the newer ones in the south and the northwest do. For first-time buyers, which down payment assistance programs this particular property qualifies for.
-
Seeing the right places
What holds up and a straight answer about what does not. Which townships a mailing address means, what an HOA can and cannot stop you doing, and which streets you will be glad of in July.
-
The offer, explained
What you are signing, what is negotiable, and what the inspection found. In a valley this new, roofs, air conditioning and pool equipment are where the money is: they all age faster here than the brochure suggests.
-
Through to closing
Appraisal, title, the HOA resale package and its review period, the walkthrough and the closing table. You get walked through this.

From a buyer
LaShelle was highly recommended to us when my husband and I decided to purchase a home Nevada. Coming from Maryland, we knew it would be difficult to find a home because we were not physically there in Nevada to walk through ourselves. We put 100% faith in LaShelle and she was able to find a home for us with all the bells and whistles we were looking for. In addition, LaShelle made the process very easy by giving us a realistic assessment of what to expect and answering any questions we had. We were able to close in record time and I couldn't be more happier with my purchase. My husband and I are extremely grateful for LaShelle helping us with buying our home. If ever I need an agent, I will definitely look her up again.
What buyers ask
How much do I need for a down payment?
Some loans need very little down and others need more. A lender can tell you what you qualify for, and La Shelle can put you in touch with one.
How long does it take to buy a home?
Finding the right home is the part nobody can time. Once your offer is accepted, closing usually takes several weeks with a mortgage and less with cash.
Do I pay the agent who helps me buy?
Sometimes the seller pays it and sometimes the buyer does. La Shelle explains the fee, and who is expected to pay it, before you sign anything.
What are closing costs?
They are the fees due when the sale closes, such as lender fees, title work and insurance. Your lender gives you a written estimate early, so there are no surprises.
Should I get pre-approved first?
Yes, if you are getting a mortgage. A pre-approval tells you what you can spend, and sellers take your offer more seriously with one.
