Sunrise Manor is the unincorporated township on the valley's eastern edge, running up against Frenchman Mountain. Like Paradise it is county-governed with a Las Vegas mailing address, and like Paradise it is large: one of the bigger population centres in the state without being a city.
It is where a lot of the valley's remaining value is. The housing is older than the west side and the lots are frequently larger, so for buyers who want room, a shop, an RV, horses in parts of it, a real back yard, this is often the only part of the valley where the arithmetic still works. It is also the shortest drive in the metro to Lake Mead, out past Frenchman on the way to the lake road.
The due diligence here is about age and about zoning. On an older east-side house: roof, air conditioning, electrical panel, sewer or septic, and whether additions were permitted. Unpermitted square footage is more common in older county areas and it is the sort of thing that surfaces at appraisal. On land use: confirm what the parcel is zoned for before you count on parking a trailer, building a shop or keeping animals.
Where Sunrise Manor is
Sunrise Manor is not a city. It is an unincorporated township of Clark County on the valley's eastern edge, running from roughly Nellis Boulevard out to the foot of Frenchman Mountain, and from the Nellis Air Force Base boundary in the north down toward Whitney and Boulder Highway in the south.
Everything here carries a Las Vegas mailing address, which is why so many people who live in Sunrise Manor will tell you they live in Las Vegas. For a letter that is true. For a permit, a code complaint, a business license or a zoning question it is not: those go to Clark County, and knowing which counter you are standing at saves weeks.
Nellis, and why the north end is different
The northern end of the township sits beside Nellis Air Force Base, and the base shapes that housing market more than anything else does. It puts a steady population of airmen and their families into the rental pool on orders that run two to four years, which is why the area supports rentals and small multi-family in a way much of the valley does not.
It also puts aircraft overhead. The base publishes noise and accident-potential zones through its AICUZ study, and parts of 89115 and 89156 sit inside them. That is not a reason to avoid the area, and plenty of people barely notice it, but it is a reason to stand on the property at a weekday hour and listen before you write an offer.
The housing, by era
The east side built out earlier than the master plans west of the 215, and the stock reads that way. What you find is mostly single-story, block or frame-and-stucco, on lots that are routinely larger than anything built after the mid-1990s.
That age is the whole trade. You are buying more land and more room for the money than the west valley offers, and you are buying systems that are closer to the end of their lives than the beginning.
- 1950s-60s
- The oldest pockets, closest to Nellis and along the older arterials. Small square footage, big lots, original everything unless someone has been through it.
- 1970s-80s
- The bulk of the township. Block construction, three-bedroom single-story, carports and detached garages, mature trees that the newer valley does not have.
- 1990s-2000s
- Infill and the eastern edges toward Frenchman. Tighter lots, tile roofs, closer to what a west-side buyer expects.
County rules, and what they change
Because this is county land, the rules that matter day to day come from Clark County. Three of them come up constantly in east-side transactions.
Zoning is parcel by parcel. Whether you can keep a horse, park an RV on the side, run a trade from the property or build a shop is a question about that address, and the answer is frequently different from the house next door. What the neighbors appear to be doing is not evidence of what is allowed.
- Permits
- Clark County Building Department. Older additions out here are often unpermitted, and that is a problem at appraisal.
- Animals and RVs
- Some parcels carry rural-preservation or larger-lot zoning that allows them. Confirm the specific parcel before you count on it.
- Septic
- Parts of the township are on septic. It is workable and common, and it changes your inspection list and your lender's questions.
Getting around from the east side
The east side's advantage is that it is the closest part of the metro to Lake Mead: out Lake Mead Boulevard past Frenchman and you are at the water in about twenty minutes, which no other part of the valley can say.
Day to day you are working with Boulder Highway, Nellis Boulevard, Lamb and the 515, and the drive west to the Strip or the resort corridor is real but not punishing. If one of the household works on the Strip and the other at Nellis, this is the part of the valley where that arithmetic works best.
Schools, parks and the practical stuff
Everything here is Clark County School District, and as everywhere in the valley the school a house is zoned for is worth checking at the district's own address lookup. Boundaries move, and a listing that was accurate two years ago may not be.
Sunrise Hospital and Medical Center sits just west of the township and is the nearest major hospital for most of the east side. For parks, the township's own are modest; the draw is what is outside it: Frenchman Mountain for hiking straight off the eastern edge, and the lake beyond.
Buying in Sunrise Manor: what to check
- Ask for the permit history before you write. Unpermitted additions are common in older county areas, they do not count toward appraised square footage, and sorting one out after the fact is slow.
- Price the roof and the air conditioning as near-term costs. On 1970s and 1980s stock both are frequently at or past their service life.
- Establish sewer or septic in writing. If it is septic, add the tank inspection and pumping records to your contingency list and expect your lender to ask.
- Check the zoning for that exact parcel if an RV, a shop, a trade or animals is part of why you want the house.
- If the property is in the north of the township, visit on a weekday and listen. Nellis flies, and the AICUZ zones are published.
- Look at the electrical panel. Federal Pacific and Zinsco panels turn up in this era of construction and some insurers will not write a policy over them.
- Ask whether any solar on the roof is owned or leased. A leased system has to be assumed or bought out, and it is better discovered before the appraisal than during it.
Selling in Sunrise Manor: what moves the number
- A documented permit history is worth real money here, because the buyer's agent has learned to assume there isn't one. If you have the paperwork, lead with it.
- Roof and air conditioning age are the first two questions you will be asked. Having the invoices ready shortens the negotiation and protects the price.
- The lot is frequently the reason someone buys on the east side. Photograph it properly, the side yard, the gate, the depth, the room for the trailer.
- Price against what has closed within a mile. The east valley is its own market and comparables from across the 215 will not hold at appraisal.
- If the parcel's zoning allows something the neighbors' does not, that is a selling feature and most listings never mention it.
- Tidy the mature landscaping. Shade trees are something the newer valley cannot offer and east-side buyers know it.
What she has in Sunrise Manor
What buyers ask about Sunrise Manor
Why are the lots bigger out here?
It developed earlier and under county, before the valley moved to the tighter master-planned lot sizes of the 1990s onward. That is why the east side is where people go when they need room for a shop, a trailer or a real yard.
What is the risk with an older addition?
That it was never permitted. Unpermitted square footage is more common in older county areas, it will not count toward the appraised size, and resolving it afterwards is slow and sometimes expensive. Ask for the permit history before you write.
Can I keep animals or park an RV?
In parts of Sunrise Manor, yes, but it is parcel by parcel. Confirm the zoning for the specific address.
Is Sunrise Manor part of the City of Las Vegas?
No. It is an unincorporated township of Clark County with a Las Vegas mailing address. Your mail says Las Vegas; your permits, code enforcement and zoning go through the county.
How close is Nellis Air Force Base, and does it matter?
The base runs along the northern edge of the township. It matters in two ways: it supports a steady rental market from families on orders, and parts of the area sit under published noise and accident-potential zones. Both are worth knowing before you buy, in either direction.
Is it on sewer or septic?
Both, depending where. Plenty of the township is on sewer, and parts are on septic. It is a question about the address, and the answer changes your inspection list and your lender's questions.
Why would I buy here instead of the west side?
Land, mostly. For the same money you generally get a larger lot and more room than anything comparable west of the 215, plus mature trees and the shortest drive in the valley to Lake Mead. The trade is older systems and a house that will ask more of you.
What is the single most expensive surprise out here?
Unpermitted square footage. It is common, it does not appraise, and it tends to surface late. The permit history is a five-minute question that occasionally saves a transaction.
Are the schools any good?
It is all Clark County School District and it varies street by street as it does everywhere in the valley. Check the specific address on the district's lookup, and go and look at the campus if it matters to you.
Can I keep horses?
On some parcels, yes. Rural-preservation and larger-lot zoning exists in parts of the township. It is parcel-specific, so confirm the address.
What does La Shelle know about this area specifically?
She has closed here on both sides of the table, including on East Cheyenne and in the 89156 pocket, and she worked the east side through the foreclosure years when it was the part of the valley that fell hardest. That is the market she learned in.
