La Shelle Washington
Broker-Salesperson, REALTOR® · Realty ONE Group
Nevada license BS.0051013
La Shelle Washington is a Broker-Salesperson and REALTOR® with Realty ONE Group, working out of the office at 8395 W. Sunset Road and selling across Las Vegas, North Las Vegas and Henderson.
She describes the start of it herself: a small boutique company in Los Angeles, learning from what she calls one of the great old timers, and then a long career at Fred Sands Realtors, one of the top luxury brokerages on the Westside, where she placed in the top 10% company-wide, consistently.
Las Vegas came next, and then the crash. She worked the REO and short-sale years here, in the market that fell further than any other in the country, and took the SFR and CDPE certifications that go with that work. Agents who started after 2012 have never seen a market do what this one did. She has, and she sold through it.
What she says she came back to is the ordinary part of the job: helping buyers and sellers navigate it. Her book since reads exactly like someone who means that: 206 closings, running from first-time buyers using down payment assistance all the way up to multi-million-dollar properties. And almost all of it is repeat business or a referral, which is the part she is proudest of and the hardest part of this job to fake. Her own line is that no two transactions are alike, and twenty-five years in she still means it.

Lashelle sold my home in 61 days. She uses great marketing tools and is very professional. She was present at every showing and open house. Her independent market analysis came in almost exactly what our appraisal came in. She gets to know her listings—-she walked the entire house with me to familiarize herself with all the details. She is truly invested in the properties she represents.
LaShelle was highly recommended to us when my husband and I decided to purchase a home Nevada. Coming from Maryland, we knew it would be difficult to find a home because we were not physically there in Nevada to walk through ourselves. We put 100% faith in LaShelle and she was able to find a home for us with all the bells and whistles we were looking for. In addition, LaShelle made the process very easy by giving us a realistic assessment of what to expect and answering any questions we had. We were able to close in record time and I couldn't be more happier with my purchase. My husband and I are extremely grateful for LaShelle helping us with buying our home. If ever I need an agent, I will definitely look her up again.
I was very impressed with La Shelle's tactful mannerisms when it came to a senior citizen. I've had several encounters with people or realtor that don't have the patient. She sold my place in 3 1/2 weeks which should let your company know she is GOOD AT WHAT SHE DOES and that is getting the job done. I never had a duel moment because she had anywhere from 2-4 people everyday during the week. La Shelle's is an asset to your organization. Thank you for sharing her with me. Thelma L. Johnson

Common questions
What areas do you cover?
Las Vegas, North Las Vegas and Henderson, and the unincorporated townships in between them: Paradise, Spring Valley, Sunrise Manor, Enterprise and Whitney. Recent closings run from the northwest off Lone Mountain down to Silverado Ranch and east to Sunrise Manor.
I am a first-time buyer. Is there help with the down payment?
In Nevada, usually yes. There are state and county down payment assistance programs, and several of them will work on a condo as well as a house: one of her current listings is advertised with assistance available. Which program fits depends on the price, the property type and the HOA, so it is worth working out before you start looking.
Do you work with veterans?
Yes, and she names it as one of the two things she most likes doing. A VA purchase here has its own rhythm: the appraisal, the condition requirements, and which condominium projects are approved and which are not, which in Las Vegas rules a lot of otherwise fine buildings out. Knowing that before an offer saves weeks.
My address says Las Vegas. Am I in the City of Las Vegas?
Quite possibly not. Most of the valley is unincorporated Clark County, Paradise, Spring Valley, Enterprise, Sunrise Manor, Whitney, and every one of them has Las Vegas on the mail. It changes your taxes, your jurisdiction and sometimes your utilities. It is the first thing she checks on a valuation.
How much does the HOA matter here?
More than almost anywhere. Most homes in this valley sit inside an association, and the resale package it has to produce is the single most common reason a Nevada closing slips. Ordering it early is not administration, it is timing.
How do I find out what my home is worth?
Ask for a valuation. It is built from what has closed near you, and nothing is attached to it.
